There are financial factors to consider before you choose a home improvement project and smart homeowner's will consider resale value before making a major remodeling investment. Minor Kitchen Remodel 93% Siding Replacement 93% Bathroom Addition Mid-Range 91% Deck Mid-Range 90% Bathroom Remodel Up-Scale 86% Window Replacement Mid-Range 84% Window Replacement Up-Scale 84% Attic Bedroom 83% Family Room 81% Bathroom Addition Up-Scale 81% Roofing Replacement 81% Major Kitchen Remodel Up-Scale 80% Master Suite Mid-Range 80% Major Kitchen Remodel Mid-Range 79% Master Suite Up-Scale 78% Basement Remodel 76% Sunroom Addition 72% This Cost vs. Value Report contrasts the cost of home improvements with their recouped value if the house is sold today. They compare construction costs for 18 projects, with estimates of the projects value in a current market resale scenario. Real estate agents and appraisers in 60 residential markets across the country provided return-on-investment estimates. Reports often show that many remodeling dollars are spent within the first two years of move in. Landscaping and fresh paint may lure house hunters inside, but once in the door, buyers of existing homes look for functionality, durability, and convenience. That's why it is so important for a resale to be modernized. Kitchen and baths are among the most popular home improvement projects, which can drive the return on investment. Reports often show that many remodeling dollars are spent within the first two years of move in. Under those circumstances repair and replacement projects such as windows or siding may get first attention if they require maintenance. As the housing stock ages, and exisitng homes continue to sell more than 6 million units a year, those projects may see an increased return on investment. To perform as an eminity, your home inprovement projects should complement and match the style of the existing property. The resale value of each project is an estimate based on a current market resale scenario. This can be misleading because many newly remodeled homes are not put on the market so soon. Smart homeowners will ask many questions before starting any remodeling or home improvement project. Get advice from both realtors and contractors to decide which home improvement project makes sense for your special circumstances and to insure you get the greatest return on your investment.
First Time Buyers >House Hunting Tips
If you are house-hunting, you may spend hours looking at homes only to have them all blend into one giant blur at the end of the day. Which house had that beautifully designed great room? Was it the same one with the small master bedroom? You can remember what is important about each of the many properties that you saw by using the little tricks developed by real estate agents to help them identify the thousands of properties they see.
Carry a notebook with you when you are house-hunting, and give each house its own page. At the top of the page, note the address and price. Write down the exterior construction, style and color, as well as the color of the living room carpet and walls and any other major feature that will jog your memory later. You can nickname the houses--"the cow mailbox house" or "organic garden house"--anything to help you retain a mental picture of the property. This will enable you to recap the day and give your real estate agent important feedback that can speed up your search for the perfect home!
